Is This A Student Only Property?

 

No but it is a student friendly property that rents by the bed.

 

What Does it Mean to Have an Individual Lease?

 

An individual lease means that each person is only responsible for their portion of the unit lease or bed space, but all residents within the same apartment are jointly responsible for the common area spaces such as, the living room, kitchen, laundry room, etc.

 

Roommate Match Making

We do offer roommate matching. In the case that you have preferred roommates, we will do our very best to accommodate them living together in the same apartment, however, placement is never guaranteed. If they do not have roommates in mind, we provide roommate matching services, and it is required that each and every resident fill out a roommate matching form honestly so we can do our best to find a perfect match! We do not do coed matching, but we do allow coed apartments assuming the apartment is fully occupied and we have the consent of all roommates.

 


When Is My Rent Due?

 

The lease is an installment lease with 12 equal payments. The First month’s rent is due prior to move-in. First Months Rent is required to be paid in Money Order or Cashier’s Check. No personal checks will be accepted for first month’s rent. The other eleven rent installments will be due on the 1st of each month. If rent is not paid as of the 3rd day of each month a $50 late fee is charged. An additional $10 per day late fee is charged until the rent is paid in full. If a rent payment is returned for any reason, a $50 returned check fee is charged on top of the late fees.

 

 

Why Is The First Month’s Rent Not Prorated?

First month’s rent is not prorated because The Niche leases are installment leases with 12 equal payments.

 

What Is a Resident Portal?

The property website allows the resident to setup an account to pay their rent and submit service requests.

 

How Do I Pay My Rent?

There are several ways that you can pay your rent.

  • Pay with a personal check, money order, or cashier’s check.

  • Pay with a credit or debit card online through our online resident portal *This option does cost a small convenience fee.

  • Pay with a check online through our online resident portal. *This option does NOT cost a convenience fee.

 

 

Who Do I Contact With Questions About Utilities?

To make it easier for our residents, the monthly utilities are payable to the property along with the monthly rent. The Niche receives a bill through our local utility company, Gainesville Regional Utilities (GRU). For questions about the meter or to have an energy audit completed, please contact GRU directly. Your son or daughter will not have to set up their own account. Each month the prorated portion of the electricity and water & sewer fees will be calculated based on usage and posted to your account. At the time of move-out the final bill will be estimated based of previous usage. If you ever have questions about your bill, you are more than welcome to ask one of our staff members.



Who Is My Cable & Internet Provider?

Internet and cable are included in the rent. A private WIFI is available to be setup for each occupant. A router is not required. Cox Communications is the provider and all troubleshooting questions or issues with service should be directed to them.

 

Is Renter’s Insurance Required?

Renter’s insurance is not required but is strongly encouraged. The property is not responsible for damage to personal belongings for any reason.

 

What Deposits Are Required?

A damage deposit equal to 2 month’s rent is required at the time of application to our community. This is a refundable deposit, and is used to pay any damages and any other balances at move-out. It can never be used towards rent or other fees accrued during the lease term. You also have the option to sign on as a guarantor, or co-signer, to your child’s lease. To apply as a guarantor, a full background and credit check will be required, and a minimum monthly income of five times your child’s rent is part of our financial criteria. Should you be approved as a guarantor at our community, the deposit will be entirely waived.

 

What If I Need to Break My Lease?

The lease is a binding contract and cannot be broken prior to expiration. If you cannot fulfill the lease term you will be responsible to find someone to take over your lease, or sublease your unit. Please call the leasing office for information on subleasing.

 

What Is Included In My Apartment?

Each bedroom comes equipped with a bed, desk/chair and nightstand. Common areas include couch, coffee table, end table, and dining table/counter and chairs. We do not allow any resident to bring their own furniture, as our apartment are already fully furnished. All apartments have a microwave, dishwasher, washer/dryer, refrigerator and a TV. Please bring a shower curtain upon move in. We do not provide the shower curtain to any residents. Pest Control is included in your monthly rent. Please contact the office if any pests are found. Flea sprays will cost $50 per spray.

 

Am I Allowed To Bring A Pet?

You are more than welcome to bring a pet, as we are a pet-friendly community. However, you are required to pay a non-refundable pet FEE of $250 and pet rent of $35 per month added to your monthly rent. There are pet restrictions that will apply, such as weight and breed restrictions. You are NOT allowed to bring a pet to visit, as this can cause a problem with pest control if fleas are potentially brought in, which results in a $50 flea spray. Please ask office for more details.

 

How Long Is The Lease Term?

The lease term is 12 months from August – July. All residents move out on July 30th.

 

What Utilities Am I Responsible For?

Residents are required to pay all utilities, including electric, water, and sewer, and they will be responsible for paying their portion of the utilities each month, in addition to their monthly rent.

 

Can I Take The Bus To Campus?

Yes, you can! We actually have a bus stop located right at the front of the property for your convenience. The buses that take this route are 12, 37, and F.
